Agreeing to these terms

These terms cover your use of the Craftsman Lansing Concrete and Masonry website and any work you hire us to do. By using this site, asking for an estimate or booking a job with us, you agree to them.

If you don't agree, please don't use the site or book work through it. When a signed estimate or contract for your job says something different from these terms, the signed document controls for that job.

What we do

We're a masonry contractor in Lansing, MI, and we also do concrete work. That includes foundation repair, chimney repair, tuckpointing, brick and stone work, retaining walls, block walls, pavers, walkways, fireplaces and outdoor kitchen masonry for homes in Lansing and the cities around it.

The service descriptions on our home page and elsewhere on this site are general information. They aren't a promise that a given method or material is right for your house. We decide that only after we've seen the job, and the details go in your written estimate. You can read more about who we are on our About page.

Estimates and pricing

We give free on-site estimates, and asking for one puts you under no obligation. An estimate is based on what we can see and measure when we visit, so it covers the scope of work written on it and nothing more.

Masonry and concrete jobs sometimes turn up problems that only show once the work is open, like hidden water damage, failed footings or deteriorated brick behind a face. If that happens, we'll stop and talk with you before doing extra work, and any change to the price or scope will be agreed in writing first.

An estimate is good for the period written on it. After that, material costs may have changed and we may need to update it.

Scheduling, weather and cancellation

We'll give you a start date when you book, but it's a target, not a guarantee. Rain, freezing temperatures, frozen ground, material delays and permit timing can all push work back, because mortar and concrete need the right conditions to set properly and we won't pour or lay in weather that would weaken the result.

If you need to cancel or reschedule, call us at (517) 237-5922 as soon as you can. Materials we've already ordered or had made for your job, and work already done, may not be refundable. Your written estimate or contract will say how cancellation is handled for your job.

Payment

Your written estimate or contract sets out the total, any deposit and when each payment is due. Payment is due on the terms stated there.

If a payment is late, we may pause work until the account is brought current. Michigan law may allow a contractor who isn't paid to file a lien against the property, and we keep that right where the law provides it.

Warranties and what they don't cover

Any warranty on our work is the one written in your estimate or contract, and it covers only the work described there. Material warranties come from the makers of those materials, and we'll pass them along to you.

No warranty covers damage from settling or shifting soil outside the area we worked on, frost heave, flooding, drainage problems we didn't install, misuse, de-icing salts, normal wear, or work done by someone else on the same area afterward. Natural stone, brick and concrete vary in color and texture, and new mortar or concrete won't always match older work exactly. Small hairline cracks in concrete are normal and aren't a defect.

This website and its content are provided as they are. Beyond any written warranty for your job, we make no other warranties, stated or implied, to the extent the law allows.

Limits on our liability

We're licensed and fully insured, and we stand behind the work we're hired to do. To the extent Michigan law allows, our liability for any claim about a job is limited to the amount you paid us for that job.

We aren't liable for indirect or follow-on losses, such as lost use of your property, or for conditions that existed before we started and weren't part of our scope. We also aren't responsible for how you use information on this site without having us look at your house first.

If we disagree about the work

If something isn't right, call us first. Most problems get settled quickly when we come back out and look at it together.

If we can't settle it that way, we both agree to try mediation in good faith before going to court. Any lawsuit will be brought in the state or federal courts that serve Lansing, Michigan.

Michigan law applies

These terms and any work we do for you are governed by the laws of the State of Michigan, without regard to rules that would apply another state's law.

Changes to these terms

We may update these terms from time to time, and the version posted on this page is the current one. Changes don't affect a job already covered by a signed estimate or contract unless we both agree in writing.
